The Associate Property Manager – Underground: In this integral role, you will provide team-level leadership alongside property managers and associate property managers through acting as an alternate point of contact and inspector for the property manager, and through accurate and timely execution of administrative and clerical tasks. You’ll also ensure the highest quality and financial health of our properties.

· Assist with managing Financial Responsibility for your team. Working alongside the Property Manager on accounts receivable collection efforts, you’ll review and process invoices for accuracy through established workflows and thresholds and requesting missing invoices and lien waivers as needed.
· Ensure we stand out to our current and future customers through documented property inspections, as requested, such as evaluating all building equipment, systems, vacancies, and grounds to ensure property appearance and operations meet Link standards.
· Identify repair and maintenance needs proactively and follow through with the coordination of repairs and assist in project bidding and scope comparisons. Occasionally, you will assist in the development of emergency procedures and preventative maintenance programs for all buildings in your portfolio.
· Support Data Gathering & Management alongside Property Managers to monitor annual budgets, quarterly reforecasts, and variance comments.
· Work with Utility Operations Coordinator and Property Manager to facilitate utility transfers, shut-off resolution, coordinating building access, and set-ups for new accounts or acquired properties.
· Collaborate with internal compliance team to oversee Insurance/Risk Management the collection and validation of insurance certificates for both Customers and Vendors, complying with established incident reporting policies.
· Execute vital Administrative Support to the Property Manager and Senior Leadership team you are assigned to through various responsibilities such as the following: preparing and sending correspondence on behalf of Property Manager, entering work orders and purchase orders, drafting and uploading accurate service contracts into Yardi, and/or reviewing tenant allowance reimbursement requests for accuracy and completeness as per established policies and procedures.
· Assist with due diligence requests for special projects and ad hoc projects as needed.
PHYSICAL DEMANDS
Nature of work requires an ability to effectively communicate and exchange information, collect, compile and prepare work documents operating standard business office equipment. Ability to work at construction sites, ability to climb and maneuver on building roofs, uneven terrain.
WORKING ENVIRONMENT
You will work primarily in an office environment, the properties assigned are comprised of two underground storage facilities totaling 9 million square feet. Availability to travel to perform duties such as, but not limited to: touring properties and constructions sites. Be advised that you potentially experience adverse weather conditions, loud noise, and dust conditions at construction sites. Workday or week may require extended hours as business dictates.
QUALIFICATIONS:
Below are some additional skills and qualifications that we believe are necessary to be great at this role:
· 2+ years of property or building management experience handling customer service and administrative issues.
· Ability to communicate effectively and build strong relationships with numerous people, both inside and outside the organization.
· Familiarity with managing budgets and reporting.
· Familiarity with capital and tenant improvement projects.
· Ability to utilize and interpret documents such as leases, safety rules, plans and specifications, operating and maintenance instructions, and/or procedures manuals.
· Proficiency in MS Office. Experience with Yardi strongly preferred. Exhibit enthusiasm for adopting technology solutions.
· Self-motivation, determination, accountability, and initiative in a team environment.
· Ability to multi-task effectively in a fast-paced work environment while managing competing deadlines.
· BA or BS in Finance, Real Estate, or Business Management preferred.
· Located within the geographical market of the properties they oversee and have access to a personal vehicle.
